The request for availability isn't binding and doesn't act as a contract neither for the client nor for Toscana Tour.
The booking request represents an order form and therefore binding for the client but not binding for Toscana Tour, on whose part remains free not to accept the booking.
The booking confirmation of Toscana Tour sent to the client is binding for both parties and establishes the drawing up of the booking contract with options.
A deposit is required, the customer is obliged to send it within the indicated time (3 days) or by credit card, so that the option is removed and the reservation is definitively confirmed.
At this point Toscana Tour will send the customer a confirmation e-mail.
TERMS AND CONDITIONS
The booking, with this structure, is binding, at the moment the deposit payment is received (30% of total cost of stay) or with credit card details when used for payment. When your booking is confirmed you will receive a voucher (confirmation by mail) which must be shown when checking into our structure.
Arrival (Check-in): the delivery of the keys to the apartments is available from 16:00 to 19:00 (variable hours).
Departure (Check-out): the flats must be left free before 10 am on the day of departure, and it is obligatory to inform the agency of departure time.
PRICES
Prices are expressed in Euros and include Value Added Tax (VAT). Prices are per apartment and for the period and number of guests requested.
Deposit: the user client is required to pay an obligatory deposit of €150,00/400,00 before possess and before receiving the keys to the flat. This deposit could be counted as a balance of costs and for eventual reimbursement for any damages which the user client may have caused.
Added costs: Added costs will be counted at the end of the stay with the return of the deposit.
Animals: in some houses small pets are allowed with a maximum of one per apartment, the customer must however communicate it in advance, a supplement may also be requested.
Responsibilites: the tenant renting the property is responsible for the property and its contents for the whole period of stay, any eventual damages must be communicated to the lessor and compensated for. The lessor is not responsible for any eventual accidents to people or things, apart from his civil responsibilities towards third parties (people, things, animals) as legal owner of the property.
The booking is valid after the deposit has been received. Such deposits must be paid within three days of confirmation of availability. The booking request will be cancelled if not confirmed within the said time period. Parking: at the house (see house details) Kitchen: dishes, cutlery, saucepans, etc., are included in the house, along with the other necessities for the living room, kitchen with gas appliances. Kitchen tea-towels and cloths, rubbish sacks and soaps must be provided by the tenant.
Final payment: to be paid within and not more than 14 days of expected arrival.
CANCELLATION POLICY
Renouncement of period booked will entail:
- Free Cancellation. The guest can cancel free of charge until 14 days before arrival.
- The guest will be charged the total price if they cancel in the 14 days before arrival.

RULES DURING THE STAY
- Check the efficiency of the apartment and notify us of any anomalies or deficiencies no later than 24 hours after your arrival, do not wait for the day of departure to inform us.
- It is forbidden to stay in the house in a number of people higher than the maximum allowed. It is forbidden to let strangers in without having previously communicated it to the manager and having received express consent.
- All accommodations are delivered clean and in working order. The customer will have to arrange the daily cleaning of the apartment and will be responsible for its integrity, so it is forbidden to move the furniture from their position. Upon returning the property, the customer will be obliged to leave the accommodation in acceptable conditions, in particular the cleaning of the kitchenette and the dishes, which must be returned clean and tidy, under penalty of an additional € charge. 30.00. Customers are also required to empty the refrigerator and dustbin. On request, midweek cleaning is possible for a fee.
- The tenant is required to observe the common rules relating to quiet, especially in the afternoon and at night, avoiding disturbing noises and cackles. Particular silence must be respected between 22.00 and 8.00 and between 13.00 and 17.00. Parents are asked to constantly watch over their children so that they do not disturb.
- The tenant undertakes to take the utmost care of the property entrusted to him. The dishes and other equipment of the house (chairs, blankets, etc.) must not be used or carried outside the house.
- The customer expressly exonerates the manager from any responsibility for direct or indirect damage that could derive from innocent interruptions of essential services such as, for example, electricity and water.
- We decline all responsibility for the loss, theft or damage to objects of your property left in the rooms or for any accidents, theft, damage to persons or property only because they occurred inside the property.
